Neither table is an offer or a quote, and neither is specific to Airdrie. The averages are what borrowers across Canada paid on average, and the posted rates are the banks’ advertised starting point, which is why they’re higher. Your rate depends on your situation, the property and the lender, and every mortgage is subject to lender approval.
What these rates mean for an Airdrie mortgage
Lenders set rates for each file. Two Airdrie buyers on the same street can be offered different rates because of their credit, income, down payment, whether the mortgage is insured and the term they choose. The averages help you judge whether an offer is in a sensible range; they don’t tell you what you’ll be approved for.

Airdrie mortgage rate FAQs
What are the average mortgage interest rates in Alberta in 2026?
Statistics Canada and the Bank of Canada don’t publish an Alberta-only average, so this page shows the Canada-wide averages that Alberta borrowers, including Airdrie homeowners, are generally compared with. The tables above give the latest figures, the period each covers and a link to each source.
Why are the posted rates higher than the average rates?
The Bank of Canada series shows the typical posted rates the major banks advertise, which are a starting point, not discounted rates. The Statistics Canada averages show what borrowers actually paid on new mortgages, after discounts, so they’re usually lower.
Will my Airdrie mortgage rate be the same as the average?
Not necessarily. Your rate depends on your credit, income, down payment or equity, whether the mortgage is insured, the term and the property. Every mortgage is subject to lender approval, so contact me to confirm current rates and availability for your situation.
How often is this page updated?
The figures are checked against the Bank of Canada and Statistics Canada every day. The Bank of Canada posted rates are weekly, and the Statistics Canada averages are monthly and released about two months after the month they describe. The “Last updated” date shows when the numbers last changed.
