Alberta has no land transfer tax. Land Titles charges $50 plus $5 for each $5,000 (or part of $5,000) of the property value for the transfer, and of the mortgage amount for the mortgage, under the Land Titles fee schedule effective October 1, 2026. Your lawyer confirms the actual fees, and legal fees and other closing costs are extra.
Estimate only, for general information. This calculator is not a mortgage approval, a pre-approval or a rate offer, and it doesn’t quote any rate. Actual rates, insurance premiums and payments depend on lender approval, your credit, income and property, and the lender’s terms. Approval is not guaranteed.
It assumes a fixed rate for the whole amortization, compounded semi-annually as Canadian fixed-rate mortgages usually are, and it leaves out property tax, home insurance and condo fees. Default insurance estimates use CMHC’s published homeowner premiums (CMHC premium information, checked October 28, 2026). Premiums and rules can change, Sagen and Canada Guaranty set their own premiums, and the lender confirms the actual premium.

What the calculator assumes
- Compounding: Canadian fixed-rate mortgages compound twice a year, and the calculator uses that rule for monthly, bi-weekly, accelerated bi-weekly and weekly payments.
- Accelerated bi-weekly: half of the monthly payment every two weeks, 26 times a year, which pays the mortgage off sooner than regular bi-weekly payments.
- Minimum down payment (as of October 28, 2026): 5% of the first $500,000 and 10% of the part from $500,000 up to $1.5 million; 20% at $1.5 million or more, where default insurance isn’t available (CMHC (opens in a new tab)).
- Default insurance: CMHC’s homeowner premium is added to the mortgage when you put less than 20% down: 2.80% (80.01–85% loan-to-value), 3.10% (85.01–90%) or 4.00% (90.01–95%), plus 0.20% for an amortization over 25 years (CMHC premium information (opens in a new tab), checked October 28, 2026). Premiums may change.
- 30 years with less than 20% down is only available to first-time buyers or for a newly built home; otherwise an insured mortgage is limited to 25 years.
- Land Titles fees: Alberta has no land transfer tax. The transfer and the mortgage are each registered for $50 plus $5 per $5,000 or part of $5,000 (fee schedule effective October 1, 2026 (opens in a new tab)).
Payment calculator FAQs
How is a mortgage payment worked out in Canada?
Canadian fixed-rate mortgages are compounded semi-annually, not monthly. The calculator turns the yearly rate you type in into a rate per payment using that rule, then spreads the mortgage over the amortization you choose. A lender’s figure can differ slightly because of rounding and its own terms.
Is accelerated bi-weekly worth it on an Airdrie mortgage?
Accelerated bi-weekly means paying half of the monthly payment every two weeks. Over a year that adds up to one extra monthly payment, so the mortgage is paid off sooner and the total interest is lower. Whether it fits depends on your budget and pay schedule, so try both in the calculator.
What does CMHC insurance add to the payment?
If you put less than 20% down, the lender needs mortgage default insurance. As of October 28, 2026, CMHC’s homeowner premiums are 2.80% to 4.00% of the loan, plus 0.20% for an amortization over 25 years. The premium is usually added to the mortgage, so the payment is worked out on the larger amount. Premiums can change, and the lender confirms the actual premium.
Does the calculator include property tax or condo fees?
No. It shows principal and interest only. Budget separately for City of Airdrie property tax, home insurance and, for a townhouse or apartment, condo fees. Lenders count these when they work out what you qualify for.
